Overview: A decade of setting benchmarks

Since its inception in 2017, The Edge Malaysia Best Managed & Sustainable Property Awards (BMSPA) has chased a single, compelling goal of recognising and celebrating Malaysia’s property managers and developers who excel in building, managing and maintaining real estate.
BMSPA 2026, in its 10th iteration, saw the induction of 12 developers into a Hall of Fame for The Edge Malaysia Responsible Developer award at a gala dinner held at the Hilton Kuala Lumpur on July 20.
These inductees are past and current winners of The Edge Malaysia Responsible Developer Award under BMSPA. They are: AME Development Sdn Bhd (2018), BRDB Developments Sdn Bhd (2026), Eco World Development Group Bhd (KL:ECOWLD) (2021), Gamuda Land (2020), Matrix Concepts Holdings Bhd (KL:MATRIX) (2021), OSK Property (2026), Paramount Property Development Sdn Bhd (2018 and 2026), ParkCity Group (2019), Sime Darby Property Bhd (KL:SIMEPROP) (2021 and 2025), S P Setia Bhd (KL:SPSETIA) (2018), Sunway Property (2019) and Tanah Sutera Development Sdn Bhd (2020).
The developers have demonstrated a sustained commitment to long-term value, measured by how well their developments perform and serve their communities over time.
The gala night also saw the introduction of The Edge Malaysia Exemplary Contribution to Management Corporations Award, which was presented to Datuk Angie Ng and Khaw Chay Tee. The award honours individuals whose efforts have elevated the standards of property management, maintenance and community living within a development.
Excellence beyond completion
In his welcome speech, The Edge Media Group publisher and group CEO Datuk Ho Kay Tat said award entries have grown not only in number, but also in quality and diversity.
“We conceived the awards on this simple belief: handing over the keys to a property is not the end of the journey to owning one. It is only the start, as a building can remain in good and sustainable condition only if it is well managed. We wanted to debunk the idea that property management is an afterthought,” he said. “The trophies we give out represent the collective effort of management teams, residents and owners working together to create places we are proud to call our home and office.”
He added that property management is increasingly recognised as an essential part of protecting property asset values, creating liveable communities and ensuring that sustainability is carried forward.
Minister in the Prime Minister’s Department (Federal Territories) Hannah Yeoh, who was the guest of honour at the gala night, highlighted the importance of not just well-built properties but also well-managed ones.
“Malaysia knows how to build, but the harder question is whether we manage what we build as carefully as we market it. A city does not become world-class because of its skyline; but when its buildings work,” she said. “Good property management does not begin at a maintenance office; but when the first [project planning] decision is made. Every design choice carries a future maintenance cost. Every short part will eventually be paid for by the residents, not the management body or the developer.”
Yeoh added that high architectural ratings mean little if residents feel unsafe or forgotten. “My challenge to the industry tonight is simple: do not build only for the day of completion. Build for the 10th year, manage for the 20th and think about the generation that will inherit what we create today,” she urged.
Thirty-six properties recognised
In BMSPA 2026, out of 70 submissions from projects nationwide, 49 projects were shortlisted for consideration. A total of 36 properties were winners of 16 Gold, 13 Silver, three Bronze and four Special Mention Awards.
The main awards this year spanned 11 categories, covering residential, office, mixed-use development, retail, affordable housing, specialised and repurposed buildings. Each category was subdivided into two age segments: Below 10 Years and 10 Years and Above.
In addition to the main awards were the Editor’s Choice Awards and The Edge Malaysia-ILAM Sustainable Landscape Awards.
The Editor’s Choice Awards winners were: Axis Aerotech Centre for Excellence in Aerotech Industrial Facility Management; Mitsui Serviced Suites Bukit Bintang City Centre for Excellence in Serviced Suites Management; Residensi Sofiya for Excellence in Affordable Homes Management; Setia Fontaines Heritage Park for Excellence in People-centred Landscape Design; Sunway Putra for Excellence in Integrated Development Management; Wetlands Arboretum for Excellence in Wetland Conservation and Education; and Wisma CIMB for Excellence in Corporate Office Transformation and Management.Also, Setia Fontaines Heritage Park and Wetlands Arboretum won Gold in the Landscape Design category for The Edge Malaysia-ILAM Sustainable Landscape Awards 2026.
The Editor’s Choice winners also won Gold in their respective main categories: Residensi Sofiya (Below 10 Years — Sustainable Affordable Housing); Mitsui Serviced Suites Bukit Bintang City Centre (Below 10 Years — Single-owned Residential); Wisma CIMB (10 Years and Above — Non-strata Office); Sunway Putra (10 Years and Above — Mixed Development [Entire]) and Axis Aerotech Centre (Below 10 Years — Specialised Categories).

Special Mention awardees were: Jaya99 (managed by KFPM) (10 Years and Above - Non-strata Office); Menara TH Tun Razak (managed by TH Universal Builders Sdn Bhd) (10 Years and Above — Non-strata Office); Menara Bank Islam (managed by TH Properties Sdn Bhd) (10 Years and Above — Single-owned Office in a Mixed Strata Development); and IHT Rehabilitation Centre (managed by AmanahRaya-Kenedix REIT Manager Sdn Bhd) (10 Years and Above — Repurposed Buildings).
This year’s judges were: The Edge Malaysia editor emeritus and awards’ chief judge Au Foong Yee; City & Country senior editor E Jacqui Chan; Real Estate and Housing Developers’ Association (Rehda) Malaysia immediate past president Datuk Ho Hon Sang; Sustainability and Climate Risk certified professional Datuk NK Tong; Singapore Association of Property and Facility Managers (APFM) president Lim Lan Yuan; Malaysian REIT Managers Association (MRMA) vice-chairman Zuhairy Md Isa; Architect Centre Sdn Bhd accredited architect Anthony Lee Tee; Chur Associates founder and managing director Chris Tan; Building Management Association of Malaysia (BMAM) committee member Richard Chan; Institute of Landscape Architects Malaysia (ILAM) president Nor Atiah Ismail; and Malaysian Institute of Property and Facility Managers (MIPFM) president Ishak Ismail.
This year’s awards were supported by APFM, Architect Centre, BMAM, EdgeProp Malaysia, ILAM, MRMA, Rehda and MIPFM. The results were audited by Deloitte Malaysia.
