We refer to the Company's announcements dated 15 May 2026, 28 May 2026, 24 June 2026 and 9 July 2026 in relation to the Proposal.

On behalf of the Board of Directors of LSH Capital, AmInvestment Bank Berhad wishes to announce that Astana Setia Development Sdn Bhd ("ASDSB"), a wholly-owned subsidiary of LSH Capital, had on 10 July 2026 entered into a conditional sale and development agreement ("SDA") with Railway Assets Corporation ("RAC").

Pursuant to the SDA, ASDSB will acquire two (2) parcels of land measuring approximately 17.4 acres, located in Pekan Country Height, Daerah Petaling, Selangor Darul Ehsan (collectively, the "Lands") for a total cash consideration of RM197.90 million and shall undertake the development of the Lands in accordance with the terms and conditions of the SDA.
