On behalf of the Board of Directors of Beshom, Affin Hwang Investment Bank Berhad wishes to announce that Hai-O Enterprise Bhd ("Hai-O" or "Vendor"), a wholly-owned subsidiary of Beshom, entered into a sale and purchase agreement with JT Development Sdn Bhd ("JTD" or "Purchaser") on 16 June 2026 for the proposed disposal of 3 plots of freehold industrial land measuring an aggregate of 58,994 square metres (approximately 14.58 acres or 635,027 square feet ("sq ft")), all located in Mukim Kapar, Tempat Batu 3 1/2, Jalan Kapar, Daerah Klang, Negeri Selangor, for a cash consideration of RM85.80 million comprising the following:

(a) HSM 207914, PT 165770, measuring 27,285 square metres (approximately 6.74 acres or 293,703 sq ft);

(b) HSM 207915, PT 165771, measuring 15,861 square metres (approximately 3.92 acres or 170,732 sq ft); and

(c) HSM 207916, PT 165772, measuring 15,848 square metres (approximately 3.92 acres or 170,592 sq ft).
