Reference is made to the announcement dated 31 December 2025 in relation to the Proposed Acquisitions.

Further to the above, the Board wishes to announce the following additional information:

2.3 Basis and justification for the Purchase Considerations

The Purchase Considerations were arrived at on a willing buyer-willing seller basis, based on the negotiations between the Purchaser and the Vendors and after taking into consideration, amongst others, the location, size, infrastructure facilities and accessibility of the Properties, as well as the market value of the Properties, as appraised by the independent valuer, Laurelcap Sdn Bhd, vide its valuation report dated 8 December 2025 using the comparison approach of valuation.

For information, the market value of Property 1 is RM3,150,000.00 and market value of Property 2 is RM3,150,000.00, as ascribed by Laurelcap Sdn Bhd.
