Further to the Company's announcements dated on 03 December 2025 and 05 December 2025 in respect of the aforesaid matter, the Board wishes to update that the valuation of the property was conducted based on the basis of Market Value.
In arriving at the Market Value of the property, Cost Method was adopted.
The Cost Method involves the summation of the land value and replacement cost of the building. The land value is derived by the usual Comparison Method. Utilising the Comparison Method, transactions and asking prices of similar properties in the locality are analysed for comparison purposes and adjustments made for location, size, present market trends and other differences.
The replacement cost is derived from the estimated current development cost less depreciation for various factors. The summation of the land value and depreciated replacement cost, if any, of the building represents the final value of the property.
